WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Mill Path distant 33. 35 feet on
a course running North 79 degrees 52' 00" East from the southeasterly corner
of land now or formerly of James P. Kelly and from said point of beginning;
RUNNING THENCE North 18 degrees 28' 19" West, 669. 09 feet to land now or
formerly of Robert Lang, Jr.;
THENCE along said land now or formerly of Lang, N rth 80 degrees 29' 30"
East 93. 57 feet to land now or formerly of Dominick Anrichio;
THENCE along land of Anrichio, the following four (4) courses and distances:
(1) North 81 degrees 25' 00" East, 474. 02 feet;
(2) South 12 degrees 19' 00" East, 158.62 feet;
(3) South 63 degrees 06' 00" West, 142.62 feet;
(4) South 21 degrees 11' 00" East, 521. 63 feet to the travelled roadway known
as Mill Path;
THENCE along the said roadway, the follcvvL�ig three (3) courses and distances:
(1) South 63 degrees 35' 00" West, 39.57 feet;
(2) North 88 degrees 38' 00" West, 224. 90 feet;
(3) South 79 degrees 52' 00" West, 177.12 feet to the point or place of
BEGINNING.
TOGETHER WITH all rights of way to and from the said premises which
belong thereto or go therewith.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above describers premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
SAND the party of the fir,t part covenants that the party of the first part has not done or suffered anything
whereby the said prc.niseshave been encumbered in any way whatever, except as aforesaid.
AND the Irirty of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance .and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the 1"r7 ment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "Ixarty" shall be construed asif it read "parties'. whenever the sense of this indenture so requires.
