WITNESSETH, that the party of the first part, in consideration of

by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being ire at Bay View, near Southold, in the Town of Southold,
County of Suffolk and State of New York, being known and designated
as Lots Numbered 83 and 84 on a certain map entitled, "Map of Goose
Neck, situate at Bay View, Town of Southold, Suffolk County, N.Y.,
owned by George W. Smith & Sons", made by Otto W. Van Tuyl, Licensed
Surveyor, Greenport,. New York and filed in the Suffolk County Clerk's
Office on November 22, 1948, as and by File No. 1663, and being more
particularly bounded and described as follows:
BEGINNING at the corner formed by the intersection of the northeast
side of Bay View Road and the southeast side of Smiths Drive North;
running thence along the southeasterly side of Smiths Drive North
39 degrees 00 seconds East 150.0 feet;
thence South 51 degrees 00 minutes .East '100.0 feet;
thence South 39 degrees 00 minutes West 150.0 feet to the north-
easterly side of Bay View Road;
thence along the northeasterly side of Bay View Road North 51 degrees
00 seconds West 100.0 feet to the point or place of BEGINNING.
TOGETHER WITH all the right, title and interest, if any, of the party
of the first part, in and to the highway in front of and abutting
said premises, to the center line thereof.
TOGETHER WITH the right to use, for all reasonable purposes, in common
with others, subject to such reasonable rules and regulations with
respect to the use thereof as the party of the first part may from
time to time put into effect, that portion of Iolts No. 37 and 38 and
part of Lot 39 on said map, known as the beach property, it being the
intention of the party of the first part to grant to the parties of
the second part the same rights that it has heretofore granted to
other grantees of lots on said map.
