lying and being at Bay View, in the Town of Southold, County of Suffolk
and State of New York, being known and designated as and by all of lots
64 and 65 and part of lots 62, 63, 66, 67, and 74 as shown on a certain

map entitled, "Map of Goose Neck, -situated at Bay View, Town of South-
old, Suffolk County, New York, owned by G. W. Smith & Sons, made by
Otto W. Van Tuyl, Licensed Surveyor, Greenport, New York" and filed
in the Office of the Clerk of the County of Suffolk on November 22, 1948
as and by File No. 1663, and a described parcel adjoining said lots
to the southeast, which said lots, part and lots, and described parcel
when taken together.are more particularly bounded and described as
follows:
BEGINNING at an iron pipe on the northeasterly line of Main Bayview
Road, 200.00 feet southeasterly along said northeasterly line from
Smith Drive South, said point of beginning being the southerly corner of
lot 75 as shown on "Map of Goose Neck" filed in the Office of the Clerk
of the County of Suffolk as Map No. 1663, from said point of beginning;
RUNNING THENCE along said lot 75, the following two courses and

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
