release unto the party of the socond part, the heirs or successors and assigns of the party of the second partforever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and

of Suffolk and State of New\York, designated as Lots 30 and 32 on the
map of "Indian Neck Park, Gegrge W. Smith, Owner, Scale 1" to 801, made
by Franklin F. Overton, M.E., Surveyor, 1912" and filed in the Suffolk
County Clerk's Office on the 27th day of May, 1913, as map number 5511.
said lots being bounded with reference to said map as follows:
Northerly by lot #28, Easterly by land now or formerly of Joseph
Bennett, Southerly by lot #34, and westerly by a private road.
TOGETHER WITH a right of way for passage on foot and with vehicles
over said private road as laid out on said map, to Indian Neck Road
and to Peconic Bay.
SUBJECT to covenants and restrictions of record. 10793

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate
which the said decedent had at the time of decedent's death in said premises, and also the estate therein, which the
party of the first part has or has power to convey or dispose of, whether individually, or by virtue of said will or
otherwise; TO HAVE AND TO HOLD ;he premises he: ein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.
AND the part of the first part covenant; that the party of the first part has not done or suffered anything whereby the
said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of thefirst part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this coveyance and will hold the right to receive such consideration as a trust fund
to be applied firstfor the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before usir:,g any :--,i t of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
