ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold,
County of Suffolk, State of New York, bounded and described as follows:
BEGINNING at the point where the westerly line of a certain 50 foot right-of-way (recorded in the~
Suffolk County Clerk's Office on November 29, 1978 at L. 8541 p. 192) comes to it's northern
terminus at the land of Ofrias known as Arsl~amomaque Island, said point also being the southeasterly
corner of the premises about to be described:
RUNNING THENCE along the southerly line of Ofrias and the northerly line of Lang, two courses:
1) South 88 degrees 00 minutes 30 seconds West 466.37 feet; thence
2) North 46 degrees 22 minutes 40 seconds West 25 feet, more or less, to the ordinary high water
mark of Long Creek;
THENCE northerly along said high water mark 625 feet, more or less;
THENCE along other land of Ofrias the following six courses:
1) South 88 degrees 00 minutes East 270 feet;
2) South 2 degrees 00 seconds West 300 feet;
3) along an arc curving to the left, with a radius of 40 feet, a distance of 62.83 feet;
4) South 88 degrees 00 seconds East 135 feet;
5) South 24 degrees 31 minutes 30 seconds East 157.26 feet;
6) South 1 degree 59 minutes 30 seconds East 90 feet to the point or place of BEGINNING.
TOGETHER with the 50 foot right-of-way described at L.8541 p. 192.
TOGETHER with another right-of-way over other land of Ofrias immediately to the North of the
northerly terminus of the 50 foot right-of-way, which right-of-way is bounded and described as
follows:
BEGINNING at the point where the easterly line of the 50 foot right-of-way comes to the northern
terminus at the laud of Ofrias known as Arshamomaque Island;
THENCE along other land of Ofrias the following six (6) courses:
1) South 88 degrees 00 minutes 30 seconds West 50 feet, along the northerly end of the 50 foot
right-of-way and the southerly line of Ofrias;
2) North 1 degree 59 minutes 30 seconds West 90 feet;
3) North 24 degrees 31 minutes 30 seconds West 157.20 feet;
4) South 88 degrees 00 seconds East 27.94 feet;
5) South 24 degrees 31 minutes 30 seconds East 2155 feet;
6) South 1 degree 59 minutes 30 seconds East 30 feet, more or less, to the point or place of

Said right-of-way to be used for ingress, egress, utilities and all other legal purposes.
TOGETHER with and subject to another right-of-way immediately to the West, then North of the
westerly line of said last mentioned right-of-way which is more particularly bounded and described as

BEGINNING at a point on the westerly line of said last mentioned right-of-way, said point being
distant the following two courses and distances measured along same from a point on the westerly side
of another right-of-way (recorded in the Suffolk County Clerk's Office on 11/29/78 at Liber 8541 page
192) where said last mentioned right-of-way is intersected by the northerly line of land now or
formerly of Lang;

RUNNING THENCE from said point or place of beginning along the arc of a curve bearing to the left

THENCE westerly, northwesterly, and northerly along the arc of a curve bearing to the right having a
radius of 65 feet, a distance of 102.10 feet;
