WITNESSETH, that the -party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the parry of the second part, does hereby grant and release onto the party of the second past, the heirs or
successors and assigns of the parry of the second part forever,
ALL that certain plot, piece or parcel of land, with the huildin s and improvements thereon erected, situate,
lying and being in the Town of Southold, SuffON County, and State of New
York, bounded and described as follows:
BEGINNING at a point on the noitheasLerly line of Morton's Lane,
601.74 feet southeasterly along said northeasterly line from
Soundview Avenue, said point of beginning being the southerly
corner of land of R. Winters, and from said point of beginning;
running along said land of R. Winters, North 47D 07' 20" East,
300.14 feet to land of the Village of Greenport;,
thence along land of the Village of Greenpor.b,• South 42' 20' 30"
East, 165.02 feet to land of O. Overton; 1%,11
thence along said land, South 47D 07' 20" West, 287.31 feet to
said northeasterly line of Horton's Lane;
thence along the northeasterly line of Horton's Lane, the follow-
ing two (2) courses and distances: (1) North 321 28' 30" West,
10.66 feet; (2) North 47° 46' 00" West, 155.10 feet to the point
or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed from 011ie M. Overton dated May 29, 1974
and recorded in the Suffolk County Clerk's Office on May 31, 1974
in Liber 7647 page 126.
TOGETHER with all right, tide and interest, if any, of the parry of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the parry of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the parry of the second part, the heirs or successors and assigns of the parry of the
second part forever.
AND the parry of the first parr covenants that the parry of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party, of the first part, in compliance with Section 13 of the Lien Law, covenants that the parry of the first
part will receive the consideration for this conveyance and will hold the tight to receive such consideration as a
trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "parry" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
