WITNESSETH, that the party of the first part, in consideration of

THENCE along other land of Robert Lang, Jr., the following two course$
and distances:
(1) North 31 degrees 29 minutes West, 195.38 feet;
(2) North 20 degrees 55 minutes 40 seconds West, 74.59 feet to
land of Long Island Railroad Co.;
THENCE along said land of Long Island Railroad Co., the following
three (3) courses and distances:
(1) North 69 degrees 04 minutes 20 seconds East, 141.34 feet;
(2) South 70 degrees 14 minutes 40 seconds East, 12.66 feet;
(3) North 69 degrees 04 minutes 20 seconds East, 43.58 feet to the
northwesterly corner of land now or formerly of Michael Morris;
THENCE along said land now or formerly of Michael Morris, South
24 degrees 47 minutes 50 seconds East, 226.51 feet to the point or
place of BEGINNING.
TOGETHER WITH a 50 foot right of way running parallel with the
westerly side of the subject premises from Main (State) Road to
the southerly line of the Long Island Railroad Co.
TOGETHER WITH the rightto improve and maintain said right of way
at the sole cost and expense of the party of the second part.
