paid by the party of the second part, does hereby grant and release unto the parry of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, sinuate,
lying and being in the Town of Southold, County of Suffolk and State of New Yor
known and designated as Lot No. 25 on a certain map entitled, "Map of
Corey Creek Estates" and filed in the office of the Clerk of the
County of Suffolk on August 15, 1967 as Map No. 4923.
Said premises being bounded and described as follows:
BEGINNING at the -corner formed by the. intersection of the_.easterly.
side of Corey Creek,Lane with the northerly side of Corey Creek Lane;
RIINNING THENCE the following two courses and distances along the
easterly side of Corey Cree
1. North 080 54' 50" East, 84.91 feet to a monument;
2. 'Northerly along the arc o cu a bearing to the left having a
radius of 500 feet a length o 91.17 feet;
THENCE South 81° 56' 50" East, 5 feet;
THENCE South 01" 26' 30" East, 180.08 feet to the northerly side of
Corey Creek Lane; 7
THENCE North 81' 05' 10" West. Along the northerly side of Corey Creek
Lane, 128.33 feet to the easterly side of Corey Creek Lane at the
point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to C. Larry
McCormick 6 Nancy J. McCormick by deed dated 3/2/83 and recorded
3/14/83 in Liber 9326 cp 436.
TOGETHER with all right, tide and interest, if any, of the parry of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and
all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the parry of the
second part forever.
AND the party of the fust part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever, except as aforesaid.
Cr AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the right to receive such consideration as a
tout fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to
the payment of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "parry" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
