WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being JcKd : at Southold, in the Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at a point marked by a monument set on the southeasterly
side of Baywater Avenue which point is northeasterly a distance of
135.0 feet along said southeasterly line of Baywater Avenue from its
intersection with the easterly line of South Harbor Lane;
RUNNING THENCE North 47 degrees 38 minutes East along the southeast-
erly line of Baywater Avenue 222.2 feet to a point marked by a monu-
ment and land now or formerly of Schriefer;
RUNNING THENCE South 19 degrees 22 minutes 20 seconds East along said
land of Schriefer and along land now or formerly of Johnson, 314.44
feet to a point marked by a monument and land now or formerly of
Walters;
RUNNING THENCE South 72 degrees 46 minutes West along said land now
or formerly of Walters 125.20 feet to a point marked by a monument
and land now or formerly of Overton;
RUNNING THENCE North 38 degrees 59 minutes West along said land of
Overton a distance of 236.7 feet to the southeasterly side of Bay -
water Avenue the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises transfered to the party
of the first part by deed dated July 17, 1978 and recorded in the
Office of the Clerk of the County of Suffolk on July 20, 1978 at
Liber 8464 page 456.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to anv streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose
