ALL that tract, parcel or piece of land, lying, being and situate at
Paradise Shores, in the Village and Town of Southold, County of Suffolk
and State of New York, being more particularly bounded and described
as follows: -
BEGINNING at a point at the southeasterly corner of the premises herein
descri'L)R, which point is at the northeasterly corner of lands heretofore conveyed '
by the party of the first part to 'P. W: Young,' and which said point is Two Hundred
Seventy -One (271) feet distant southerly from the southwesterly corner of Lot #44
Block "C" as shown on a certain map entitled "Map of Reydon Shores, Bayview, L.I.,
N.Y." filed in the office of the Suffolk County Clerk, measured along the easterly
line of other lands of the party of the first part on a course running South 20011'
20" West; fron said point of beginninq running thence along lands of said P. W.
Young North G90 48' 40" West 130.90 feet to a point on -the easterly line of a certain
existing 20 foot pprivate roadway; thence along the easterly line of said road North
190 43' 40" East 75 feet; thence along other lands of the party of the first part
South 690 48' 40" East 131.50 feet; thence running South 200 11' 20" West 75 feet
to the point of beginning.
TOGETHER with a right of way over said existing 20 foot road from Bay View Road to
Pe_onic Bay.
SUBJECT to an easement of the long Island Lighting Ccmpany for the purpose of con-
structing and maintaining public utility lines.
ALSO subject to restrictions contained in former deeds of record of which the premises
herein are a part.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and %%ill hold the right to: receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purposes
The word "party' shall be construed as if it read "parties" whenever the sense of this indenture so requires.
