WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being1m3,U at Peconic, Town of Southold, County of Suffolk and State of New
York, known and designated as Lot #35, on a certain map entitled, "Map of
Bailey Park", and filed in the Office of the Clerk of the County of Suffolk on
September 26, 1932 as Map #1097, bounded and described as follows:
BEGINNING at southwesterly corner of premises herein described at a monument
located in the northerly side -of Mill Road at a point where the '3a me is intersected
by the easterly line of land now or formerly of Sonja Caron Stein. Said point of
beginning also being distant 400 feet in a southeasterly and easterly direction from
the corner formed by the intersection of the southeasterly side of Miami Avenue
with the northeasterly side of Mill Road;
I UMMING THENCE abng the northeasterly side of M311 Road South 77 degrees 30
minutes East 53.5 --feet to the westerly line of a 10 foot wide right of way;
THENCE along said Right of Way North 09 degrees 48 minutes West 117 feet more
or less to the edge of water of Goldsmiths Inlet ad of 12123/82;
THENCE Westerly along said edge of water of Goldsmith's Inlet along a tie line
of North .70 degrees 21 minutes 00 seconds ,West 56.3 feet more or less to a
point which is distant 124 feet more or less when measured oil a bearing of south
09 degrees 48 minutes East from the point of beginning;
THENCE South 09 degrees 48 minutes East 124 feet more or less to the point of
place of BEGINNING
TOGI-MlER %vith all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
