WITNESSETH, that the party of the first part, to whom letters
testamentary were issued by the Surrogate's Court, Suffolk County, New York
on 2.4 August 1981 and by virtue of the power and authority given in and by said last will
and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of
St,VENTY THCPSAND AND 00/100 ($70,000.00) dollars,
paid by the party of the second part, does hereby grant and
release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying andbeing/4$V at Southold, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
BEGINNING at a point marked by a monument at the intersection
of the south side of Main Road (New York State 25) with the west side
of South Harbor Lane; running thence alon.- the west side of South
Harbor Lane, south 9 degrees 35 minutes 00 seconds east 200.00 feet
to a point marked by a monument and land now or formerly of Gerard
Graighton; running thence along said land of Gerard Graighton, South
73 degrees 18 minutes 00 seconds west 97.09 feet to a point marked
by a monument and land of James A. Mitchell III and Susan A. Mitchell;
running thence along said land north 9 degrees 35 minutes 00 seconds
west 185.24 feet to the south side of I-ain Road; running thence along
the south side of Main Road, North 64 degrees 52 minutes 30 seconds
east, 100.00 feet to the point or place of BEGI1:`TNG.

tchell by deed dated 1 June 1972 and recorded 6 June 1972 in Liber
73 cp 49. Tire said Helen E. iditchell died testate a resident of
ffolk County on 6 June 1981 and the party of the first part was
pointed _:xecutrix of her estate by the Surrogate of Suffolk County
August 1981 (see Suffolk County Surrogate's File No. 1406 P 1981).
TOGETHER with all right, title and interest, if any, of the party of the, first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the firstpart has or has power to conveyor dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
Subject to the trust fund provisions of section thirteen of the Lien Law.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
