is.. WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable con -
?a ` sideration paid by the party of the second part, does hereby grant and release unto the party of the second
Y' part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ-
ate, lying and being iljft at Peconic, Town of Southold, County of Suffolk
and State of New York, bounded and described as follows:
BEGINNING at the Northwesterly corner of the premises hereinafter
described at a monument on the Southerly bide of Middle Road where
the Westerly line of the premises hereinafter described and the
Easterly line of land of H. Hass intersects the Southerly side of
Middle Road;
RUNNING THENCE along the Southerly side of Middle Road on a
curve to the left with a radius of 5789.58 feet an arc distance of
108.73 feet to a monument;
RUNNING THENCE along rand of the County of Suffolk the following
two (2) courses and distances:
(1) South 25 degrees 22 minutes 40 seconds East 200 feet to a
monuments
(2) South 58 degrees 07 minutes 20 seconds West 113.73 feet to
a monuments
THENCE North 23 degrees 51 minutes 20 seconds West along land of
H. Hass 198.30 feet to the monument on the Southerly side of Middle
Road at the point or place of BEGINNING.
Being and intended to be the same premises conveyed to the Grantor
herein by deed of Roland Hingle dated 5/5/76 recorded 5/12/76 by
liber 8031 cp 585.
This deed is given to further pursue the dissolution of the grantor's
corporation and for the purpose of winding up its affairs with the
unanimous consent of all -its shareholders.
This deed is subject to a mortgage of record held by Roland L. Bingle
in the original amount of $15,000.00, now reduced to the sum of
$6,034.57.
TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof: TOGETHER'with the appur-
tenances and all the estate and rights of the party of the first pan in and to said premises: TO HAVE AND
TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns
of the party of the second part forever.
` AND the party of the first part covenants that the party of the first part has not done or suffered anything
} whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law• covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
