Crane late of Town of Southold, County of Suffolk, State of New York, who died on the 15 day of October nineteen hundred and eighty-two party of the first part, and I VIRGINIA A. CRANE, residing at South Harbor Road, Southold, New York, party of the second part, WITNESSETH, that the party of the first part, to whom letters testamentary were issued by the Surrogate's Court, suf f olk County, New York on December 8, 1982, and by virtue ' of the power and authority given in and by said last will and testament, and/or by Article 11 of the Estates, Powers and Trusts Law, and in consideration of One Dollar and 00/100 ------------------------------- ($1- 0 0) — --dollars, paid by the party of the second part, does hereby grant and release unto the party of the second part, the distributees or successors and assigns of the party of the second part forever, ALL that certain plot, piece or parcel of . land, with the buildings and improvements thereon erected, situate, lying a being in the Town . of Southold, County of Suffolk and State of New York, bounded and described as follows: BEGINNING at a point marked by a concrete monument at the northwest corner thereof which monument -is located on the easterly side of South Harbor Road where the southerly line of land formerly of Teves inter- sects said easterly side of South Harbor Road; RUNNING THENCE along said land formerly of Teves South 73 degrees 20 minutes 00 seconds East a distance of 154.02 feet to land of DeMaria; RUNNING THENCE alonq said land of DeMaria South 45 degrees 25 minutes 30 seconds, West a distance of 264.97 feet to a concrete monument and land of Southold Park District; 'RUNNING THENCE along said land of Southold Park District North 22 degrees 46 minutes 10 seconds West a distance of 41.82 feet to a concrete monument in the easterly side of South Harbor Road; RUNNING THENCE along the easterly side of South Harbor Road North 16 degrees 40 minutes 00 seconds East a distance of 200.00 feet to the point or place of beginning. BEING AND INTENDED TO BE same premises conveyed to the party of the first part by deed dated 9-23-67 recorded on 10-6-67 in liber 6234 oage 158. TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate which the said decedent had at the time of decedent's death in said premises, and also the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ- ually, or by virtue of said will or other -wise; TO HAVE AND TO 1101,13 the premises herein granted unto the party of the second part, the distributees or successors and assigns of the party of the second part forever. AND the party of the first part covenants. that the party of the first part has not done. or suffered anything whereby the said premises have been incumbered in any way whatever, except as aforesaid. Subject to the trust fund provisions of section thirteen of the Lien Law. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
