ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

New York, bounded and described as follows:
BEGINNING at a point on the southeasterly side of Middle Road (C.R.48) which point
is 384'i northeasterly from the cutoff point at Carroll Avenue, said point also
being the westerly corner of the premises about to be described and the northerly
corner of premises now or formerly of Konarski; thence north 500 11'20" east along
the southeasterly side of Middle Road a distance of 24.29' to a point;
THENCE south 370 44' east a distance of 98.05' to a point;
THENCE north 450 55' 00" east a distance of 100' to land now or formerly of

THENCE south 370 44' 00" east along said land of Bednoski and land now or formerly
of Case a distance of 409.0' to a rail monument and land of the Long Island
Railroad Company;

THENCE north 380 09' 20" west along land of Konarski a distance of 510.71' to
the point or place of beginning.
BEING AND INTENDED to be a part of the same premises conveyed to the party of the
first part by deed dated June 18, 1951 and recorded in the Suffolk County Clerk's
Office on June 30, 1951 at Liber 3233 Page 323.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETH ER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the ~econd part, the hdrs or successors and assigns of
the party of the second part forever. ,
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, ill compliance with Section 13 of the Lien Law, covenants that lhe party of
the first part will receive the consideration for this conveyance and wi1l hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvemrnt before using any part of the tota1 of the !'3me for
any other purpose.
