filed in the Office of the Clerk of the County of Suffolk on September
2, ~931 as Map Number 539, being more particularly bounded and
described as follows:
BEGINNING at a point on the northerly line of Main State Road (Route
25) where same is intersected by the division line between lots 3
and 4 on the above described map;
THENCE North 20 degrees 55 minutes 40 seconds West along land now or
formerly of Schoenbaechler, 161.56 feet to the southerly line of
property of the Long Island Railroad Main Line;
THENCE North 69 degrees 04 minutes 20 seconds East along the last
mentioned land, 50 feet to the division line between lots 4 and 5 on
said map and land now or formerly of Bennett;
THENCE South 20 degrees 55 minutes 40 seconds East along the last
mentioned land, 152.24 feet to the northerly line of Main State Road
(Route 25);
THENCE South 58 degrees 31 minutes 00 seconds West along the northerly
line of Main State Road (Route 25), 50.86 feet to the poit or place
of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the grantor
herein by deed dated 6/15/78 and recorded in t~ Suffolk County
Clerk's Office on 7/14/78 in Liber 8461 page ~O.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises 10 the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights 01 the party 01 the first part in and to said premises; TO HAVE AND TO
HOLD the premises h~rein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever. ,
AND the part)' of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be apflied first for the purpose of payin/: the cost of the improvement and will apply
the same first to the payment 0 the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read .'parties" whenever the sense of this indenture so requires.
