by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

lying and being ilIXIux at Southold, in the Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a point on the northerly line of County Route 48 at the
Southwesterly corner of land of the parties of the second part herein, and the
southeasterly corner of the premises herein described. and running thence in a
northerly direction along the westerly line of said land of the parties of the
second part herein 1,744 feet, more or less to the southerly line of Sound View
Avenue; running thence in a westerly direction along said southerly line of
Sound View Avenue 711 feet, more or less, to land now or formerly of Agnes P.
McGunnigle; running thence in a southerly direction along land last mentioned a
distance of 1,742 feet, more or less, to other land of the parties of the second
part herein; running thence in an easterly direction along land last mentioned
192 feet, more or less, to the northeasterly corner thereof; running thence
along the easterly line of said premises in a southerly direction a distance of
170 feet, more or less, to the northerly line of North Road; running thence
along the northerly line of North Road in an easterly direction a distance of 220
feet, more or less, to land of Walter E. Sawicki, one of the parties of the
second part herein; running thence in a northerly direction along land last
mentioned, 125 feet, more or less, to the northwesterly corner thereof; thence
in a easterly direction a distance of 100 feet, more or less, to the northeasterly
corner thereof; thence in a southerly direction a distance of 125 feet, more or
less to said northerly line of North Road; running thence along said northerly
line of North Road and the northerly line of County Route 48, a distance of 192
feet, more or less to the point or place of beginning.
EXC LUD I NG, however, from the above described premises the dwelling
hOl:lse presently occupie; by the party of the first part herein, including the
two-car garage in the rear thereof, together with a parcel of land upon which
said dwelling' house and garage are located, said parcel of land to be adjacent
to the east line of the house lot of my son Walter E. Sawicki. Said excluded
parcel of land to have a width, front and rear of 130 feet, the rear line thereof
to be parallel with the northerly line of North Road and distant five feet north
of the north side of the above mentioned two-car garage.
BEING AND INTENDED TO BE a portion of the premises conveyed by
Thomas J. Phillips and Ernesta M. Phillips, his wife, to Leon Sawicki, now
deceased, and Cicilia Sawicki, his wife, the party of the first part herein, by
deed dated October 19, 1923 and recorded in the Suffolk County Clerkis Office
on October 19, 1923 in Liber 1085 of deeds at page 279.
