NELSON, his wife, of 11 Montana Place Huntington Station, New York 11746 OlSTRICT SFCT1()N BLOCK LOT party of the second part, (iliGQ LGJ.i) rn CUJ [liJ 0Jij c:IJl 8 12 17 21 2' Witnesseth, that the party of the first part, in consideration of Ten Dollars and other valuable consideration paid by the party ofthe second part, does hereby grant and release unto the party of the second part, the heirs or successors jlnd assigns of the party of the second part forever, All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New York, as set forth on "Map of Harbor Lights Estates at Bayview, Section Four, Town of Southold, New York, m~~9f: Van Tuyl & Son, Licensed Land Surveyors, Greenport, N.Y.J~~cl11le~ in the office of the Clerk of the County of Suffolk, on March 4, 1984, as Map No. 7703. TOGETHER with the use in common with others of the beach area and parking area adjacent thereto, as shown on Map of Harbor Lights Estates, Section One, Bayview, Town of Southold, Suffolk County, N.Y., filed in the office of the ,Clerk of the County of Suffolk on June 8, 1965 as Map #4362; said beach area having a depth of approximately 50 feet from the average high water mark on peconic Bay and having a length of 900 feet; more or less, as measured along the ordinary high water mark and said parking area having a frontage on the northerly side of Harbor Lights Drive of approx- imately 150 feet running westerly along said street from Lot No. 7 and having a depth of not less than 150 feet northerly of Harbor Lights Drive. The parking area shall be immediately adjacent and contiguous eo the beach area herein referred to. The grantors herein are the same persons as the grantees in the deed dated 2/14/64, recorded 2/18/64 in Liber 5501 cpo 199, made by Meadow Point Properties, Inc. Together with all right. title and interest, if any, of the party of the first part in and to any streets and roads abutting the above described premises to the center lines thereof; Together with the appurtenances and all the estate and rights ofthe party ofthefirst part in andto said premises; ToHaveAnd To Hold the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. And the party of the first part, in compliance with Section 13 ,of the Lien Law, covenants that the party of the tirstpart will receive the consideration forthis conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for ~ny otfler~se. The word "party" shall be construed as if it read "parties" whenever the se-rlSe of this indenture so requires.
