WITNESSETH,that the party of the first part. in consideration of Ten Dollars and other valuable con-
sideration paid by the party of the second part, does hereby grant and release unto the party of the second
part. the heirs or successors and assigns of the party of the, second part forever,

ALL that certain plot. piece or parcel of land, with the buildings and improvements thereon erected, situ-
ate. lying and being in the Town of Southold, County of Suffolk and State of New York,
bounded and described as folloWs:
BEGINNING at the pont of intersection of the northerly side of Sound
View Avenue and the easterly side of land now or formerly Gerald E. Rupp and
Edwin R. Jolly, and running thence North 2 degrees 49 minutes 50 seconds East
along land of said Rupp and Joly a, distance of 315 feet more or less to
high water mark of Long Island Sound;
RUNNING THENCE along the ordinary high water ,marl< of Long Island Sound
100.24 feet (Deed description 100 feet) to land now or formerly Jerry and
Mary Georges south 3 degrees '50 minutes 50 seconds West 300 feet to a monument
in the north side of Sound View Avenue.
RUNNING THENCE along the north side of Sou,hd View Avenue no th 70 degrees
30 minutes 20 seconds west 90 feet to the pO,int or place of BEGINNING.
SAID PREMISES being the same premises conveyed to Grantor herein by deed
dated February 19, 1949 and recorded in the office of the Suffolk County Clerk
on February 28, 1949 in Liber 2925 page 411. '

AND the party of the first part covenants that the party of the first part has not <jone or suffered anything
whereby the said premises have been encumbered in, any way whatever. except as aforesaid.
AND the party of the first part. in compliance with Section 13 of the Lien Law. covenants that the party of
the first part will receive the consideration for this conveYollnce and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying ,the cpst of the impn,.ement and will
apply the same first to the payment of the cost of the improvement 'before using any part of the lotal of the
same for any other purpose. ,
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
