WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable coaaideralioa
paid by the party of the second part, does hereby grant and release unto the party of the second part, the bein
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and beingindU: at Southo1d, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument at the intersection of the easterly line of
Gagen's Landing Road with the northerly line of C1earview Avenue,
from said point of beginning running along said easterly line of
Gagen's Landing Road, North 2 degrees 01 minutes 50 seconds West a
distance of 128.0 feet;
THENCE along land of theparty of the first part at right angles to
said easterly line, North 87 degrees 58 minutes 10 seconds East a
distance of 140.0 feet to Lot 8 as shown on "Map of Southwood, filed
in the Suffolk County Clerk's Office as Map No. 2141;
THENCE along said Lot 8 and along Lot 9 as shown on said map, South
2 degrees 01 minutes 50 seconds East a distance of 155.01 feet to said
northerly line of Clearview Avenue;
THENCE along said northerly line, North 81 degrees 06 minutes
30 seconds West a distance of 142.58 feet to the point of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the sellers
herein by deed dated June 25, 1979, recorded on June 27, 1979 in
the Suffolk County Clelk I s Office in Liber 8649 at page 375.
The party of the first part covenants that the party of the first
part has not done or suffered anything whereby the said premises have
been incumbered in any way whatever, except as aforesaid.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any stteets and
roads abutting the above described premises k) the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and alsips of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the f'Onsideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be aprlied first for the purpose of payinJ:: the cost of the improvement and will apply
the same first to the payment 0 the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above
written.
