WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party oi the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being>iJl:>t1tO< at Bayview, in the Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a point which is located the following course and distance from a
point on the Northerly side of Main Bayview Road where it is intersected by the
Westerly side of land conveyed to Samuel Cooke and his wife by deed recorded in
Liber 2372 page 413:
(1) North 43 degrees 09 minutes East, 174.91 feet from said point of beginning;
THENCE North 51 degrees 00 minutes West 48.19 feet;
THENCE North 39 degrees 00 minutes East 305.90 feet to the center line of a
gutter and land now or formerly of Wilsberg;
THENCE along the same South 63 degrees 44 minutes East 121.59 feet to land
shown on map of "Westcreek Development";
THENCE, along said land the following 2 courses and distances:
(1) South 14 degrees 23 minutes East 37.50 feet;
(2) South 43 degrees 09 minutes West 266.06 feet to land of Samuel Cooke;
THENCE along said land the following 2 courses and distances:
(1) North 51 degrees 00 minutes West 78 feet;
(2) South 43 degrees 09 minutes West 45.09 feet to the point or place of
BEGINNING
TOGETHER with a Right of Way 15 feet in width over the Northerly and Westerly
part of other land of the party of the first part to be used in common with
the owner of the premises to the West for the purposes of ingress and egress.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETH ER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
