WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideratioa
paid by the party of the second part, does hereby grant and release unto the party of the second part, the bein
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at a point on the westerly side of Boisseau Avenue distant 367.13 feet
north of the northerly side of H\.lllI1El Avenue: running thence South 780 24' 00" West
185.60 feet to a point: thence North 11 0 36' West 124.36 feet to a point: thence
North 780 27' 30" East 216.79 feet to the westerly side of Boisseau Avenue: thence
along the westerly side of Boisseau Avenue South 20 30' 40" West 128 feet to the point
or place of BEGINNING.
SUElJECI' to a right of way 25 feet in width running over the southerly side of
said premises in favor of the premises to the west. SUElJECI' further to an easenent
of convenience in favor of the premises to the west, wherein said premises to the
west are given the exclusive use of the following described premises: BEGINNING at
a point which is the southwesterly corner of the above described premises which point
is 185.60 feet southwesterly on a course of South 780 24' 00" West fran the westerly
side of Boisseau Avenue: running thence fran said point of beginning, North 110 36 I
West 124.36 feet to land now or forrrerly of Maria Manitaa: thence North 780 27' 30"

point or place of BEGINNING.
BEING AND INTENDED TO BE the sane premises conveyed to the parties of the first part

TOGETHER with all right, tille and interest, if any, of the party of the first part in and to any streets and
roads abntting the above described premises to the center lines thereof; TOGETHER w>th the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesa;d.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the 1<lY1l1ent of the cost of the improvement before using any part of the total of the same for
any other purpose,
