TOGETHER with an easement for ingress and egress over streets, roads and avenues of said map, and also the right of ingress and egress in and to any of the Inlets, Basins or Harbors on said map, and to moor a boat in Cedar Beach Harbor. TOGETHER with all right and interest of the party of the first part, if any, in and to land in front of said premises under water in the peconic Bar, and all party of the first part's riparian rights thereto. TOGETHER with the right, to run with the land, to use and enjoy in common with others enjoying similar rights and privileges, those por- tions of Cedar Beach Park which have been or may hereinafter be set aside for community purposes subject to rights, reservations, rules and regulations as hereinafter set forth. COMMUNITY PROPERry. The use and enjoyment of the Community Property at Cedar Beach Park shall be limited to those persons who are members in good standing of the Cedar Beach Park Community Association, the authorized guests thereof or of the Cedar Beach Inn. The membership of the Cedar Beach Community Association shall be lim- ited to the owners of property owned by the J. P. Muller Realty Corpo- ration, its successors or assigns.
