BEGINNING at a stake set on the northerly line of a certain 12 foot private
road owned by said party of the first part, said point being 45.48 feet

filed in the Office of the Clerk of Suffolk County; running thence along said

stake; thence along other land of said party of the first part,' N. 190 53' E.
175.24 feet to ordinary high watermark of Peconic Bay; thence along said
ordinary high watermark of Peconic Bay, S. 450 3D' 20" E. 50 fe~t; thence
along other land of party of the first part, S. 190 55' 30" W. 162.68 feet to
the point of beginning.
TOGETHER with all right, title and interest of the party of the first part in
and to the Bay adjoining said premises.
TOGETHER with the right of ingress and egress by foot and vehicles to the said
premises over said 12 foot private road ~sterly to a certain 20 foot private
road and thence southerly over said private road to North Road and northerly
over said 20 foot private road to said Peconic Bay.

TOGETHER with all rigbt, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TQ HAVE AND TO
HOLD the premises herein granted unto the party ofthe second part, the heirs or suq:essors and assigns of
the party of the second part forever.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right tp receive such consid-
eration as a trust fund to be aPflied first for the purpose of payinl: the cost of the improvement and will apply
the same first to the payment 0 the cost of the improvement before using any part of the lotal of the same for
any other purpose. .
The word "party" shall be construed as i( it read "parties" whenever the sense of this indenture so requires.
