by the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New
York, known and designated as Lot 12 as shown on a certa~n map
entitled "Map of Harbor Lights Estates, section One, Bavview, Town
of Southold, Suffolk County, New York made by Otto W. Van Tuyl & Son,
Licensed Land Surveyors, Greenport, New York" and filed in:'.the Office
of the Clerk of the County of Suffolk on June 8, 1965 as Map No. 4362.
TOGETHER with a descriptive parcel bounded and descri~ed as follows:
BEGINNING at a point on the Westerly line of Lot 10 as shown and laid
out on the above mentioned map distant 25 feet Northerly when measured
along the said Westerly line of Lot 10 from a point on the said westerl
line of Lot 10 where the same is intersected by the Northerly line of
Lot 13 as shown and laid out on the above mentioned map;
RUNNINT THENCE from said point of beginning North 64 degrees 05 minutes
10 seconds West 42.50 feet;
THENCE North 20 degrees 12 minutes 20 seconds East 25.12 feet;
THENCE South 64 degrees 05 minutes 10 seconds East 45 feet to the
westerly line of Lot 10;
THENCE along the westerly line of Lot 10, South 25 degrees 54 minutes
50 seconds West 25 feet to the point or place of beginning.
SUBJECT TO a five (5) foot-wide easement for passage and repassage
across the northerly portion of the aforesaid Lot 12.
TOGETHER with a five (5) foot easement from the southeasterly corner
of the descriptive parcel above described, and running Southerly about
25 feet and then running Easterly about 80 feet to Lot 12 as shown on
said map.
TOGETHER with an easement over the streets and roads shown on said
filed map to the nearest legally opened highway.
TOGETHER with an easement for boating purposes in common with others
over a strip of land 50 feet in width, extending from the northerly
line of Lot 14 in a north/northeasterly direction to Southold Bay
(peconic Bay on subdivision map) for ingress and egress to said bay.
TOGETHER with the use in common with others, of the beach area and
parking area adjacent thereto; said beach area having a depth of
approximately 50 feet from the average high water mark on peconic Bay,
and having a length of 900 feet more or less measured along the
ordinary high water mark, and said parking area having a frontage on
the northerly side of Harbor Lights Drive of approximately 150 feet,
running westerly along said street from Lot 7, and having a depth of
not less than 150 feet northerly of Harbor Lights Drive. The parking
area shall be immediately adjacent and contiguous to the beach area
herein referred to
