WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the'lleirs
or successors and assigns of the party of the second part forever, '
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
Iyingandbeing_. at BaYVlew, Town of Southold, County of Suffolk and State of
New YOrk, known and designated as Lot 58 as shown on a certain map entitled,
"Map of Harbor Lights Estates, Section Three" and filed in the Suffolk County
Clerk's Office onAugust 7, 1968, as Map No. 5147, said lot being more
particularly bounded and described as follows:
BEGINNING at a point on the westerly side of Brigantine Drive at the corner
formed by the intersection of the westerly side of Brigantine Drive and
the southerly side of Square Rigger Lane. .
RUNNING THENCE South 17 degrees 01 minutes 50 seconds West along the westerly
side of Brigantine Drive 126.04 feet to a point;
THENCE North 72 degrees 58 minutes 10 seconds West :100.0 feet to land now or
formerly of F. and H. Reese;
THENCE the following 2 courses and distances along the last mentioned land
1. North 17 degrees 01 minutes 50 seconds East 99.58 feet to a point;
2. North 32 degrees 21 minutes 30 seconds East 78,64 feet to the southerly
side of Square Rigger Lane;
THENCE South 57 degrees 33 minutes 30 seconds East along the southerly side
of Square Rigger Lane, 185.92 feet to the point or place of beginning.
BEING AND INTENDED TO BE the same premises as conveyed to party of the
first part by deed dated March I, 1984, and recorded in the office of the
Suffolk County Clerk on April 10, 1984, in Liber 9542 Page 559.from
Robert H. Hall and Holly Hall.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the lirst part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the lirst part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law~ covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid.

the same first to the payment of the cost of the improvement before using any part of the total of the same for
