paid by the party of the setond part, does hereby grant and release unto the party oTihe second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk, and State of New
York, bounded and described as follows:-
BEGINNING at a point on the northerly side of Calves Neck Road (a
private road), distant 958.10 feet easterly, as measured along the
same, from the corner formed by the intersection of the easterly side
of Young's Avenue with the northerly side of Calves Neck Road (privab

RUNNING THENCE north 15 degrees 38 minutes 40 seconds east along the
easterly side of land now or formerly of Holman, 205 feet to the mean
high water line of Town Creek1
RUNNING THENCE along the mean high water line of Town Creek, on a tie
line bearing south 84 degrees 41 minutes 40 seconds east 121.89 feet
to the westerly side of land now or formerly of Bjerknes1
THENCE along said land, south 15 degrees 38 minutes 40 seconds west

the first part by deed from Mildred I. Filardi dated October 30, 1982
and recorded in the Suffolk County Clerk's Office on November 5, 1982
in Liber 9266 page 53.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETH ER with the appurtenances
and all the estate and rights of the party of the first part in and ta said premises; TO HAVE AND TO

the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
