or successors and assigns of the party of the second part forever,

New York, known and designated as lot number 51 on a certain map entitled, "Map
of Harbor Lights Estates, Section Three, at Bayview, Town of Southold, Suffolk
County, New York April 3, 1968 Van Tuyl and Son Surveyor" and filed in the Of-
fice of the Clerk of the County of Suffolk on 8/7/68 under the file number 5147.
TOGETHER with the use in common with others of the beach area and parking area
adjacent thereto, as shown on Map of Harbor Lights Estates, Section One, Bayview,
Town of Southold, Suffolk County, N. Y., filed in the office of the Clerk of the
County of Suffolk on June 8, 1965 as Map #4362; said beach area having a depth
of approxin~tely 50 feet from the average high water mark on Peconic Bay and
having a length of 900 feet, more or less, as measured along the ordinary high
water mark and said parktng area having a frontage on the northerly side of
Harbor Lights Drive of approximately 150 feet running westerly along said street
from Lot No. 7 and having a depth of not less than 150 feet northerly of Harbor
Lights Drive. The parking area shall be immediately adjacent and contiguous to
the beach area referred to.
SUBJECT TO any state of facts an accurate survey may show.
SUBJECT TO zoning regulations and ordinances of the Town of Southold, and amend-
ments thereto.
SUBJECT TO covenants, restrictions, easements and agreements of record, if any.
SUBJECT TO a purchase money first mortgage in the sum of $23,000.00, which has
been executed simultaneously herewith, and which is part of the consideration of
this conveyance, and which is intended to be recorded simultaneously herewith.
ALBERT D. BORACCI and PRISCILLA J. BORACCI, acquired title as Tenants by the
entirety (grantors herein), by deed from PETER E. MANDLEUR, JR. and ANITA E.
MANDLEUR, his wife, dated July 7th, 1972, recorded July 25, 1972, in liber
7204, at page 23.
