ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

New York, bounded and described as follows:
BEGINNING at a monument on the southerly side of Wigwam Way at the division line
between the premises hereinafter described and land shown on a map entitled,
"Nunnekoma Waters", fi Ie number 5t26;
RUNNING THENCE along the southerly side of Wigwam Way, North 760 27' 00" East,

THENCE parallel to the division line between the premises herein described and
the Nunnekoma property, South 10041' 00" East 1177.5 feet, more or less to the
ordinary high water mark of Peconic Bay;
THENCE along said high water mark, North 820 28' 00" West a tie line distance

Waters" ;
THENCE along said land, North 100 41' 00" West, 1130.0 feet to a monument on
the southerly side of Wigwam Way and the point or place of BEGINNING.
