WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable considet~llion
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,

lying and being in the -rown at Southold, County of /Suttolk 8nd /State ot New York,
known and designated as Lot 133, as shown on a certain map entitled ''Map
of Harbor Lights Estates, Section One, Bayview, Town of Southold, Suffolk
County NY" made by Otto W. Van Tuyl & Son, licensed land surveyors, Greenport,
NY, and filed in the Office of the Clerk of the 'County of Suffolk on
June 8, 1965 as Map 14362, which said lot is bounded and described as follows:
BI:lGINNING at a point on the southeasterly side of Brigantine Drive distant
330.00 feet southwesterly when measured along the southeasterly side of
Brigantine Drive from the corner formed by the intersection of the southeasterly
side of Brigantine Drive with the northeasterly side of Harbor Lights Drive,
said beginning point is also where the division line between Lots 32 & 33
on the aforesaid map intersect the southeasterly side of Brigantine Drive;
RUNNING 1HENCE along said division line South 64 degrees 05 minutes 10 seconds
east 156.62 feet to the northwesterly side of Paradise Shores Road (Private Road);
1HENCE southwesterly along the northwesterly side of Paradise Shores Road the
following two courses and distances:
1. South 21 degrees 56 minutes 40 seconds west 101.14 feet
2. South 19 degrees 02 minutes 10 seconds west 24.29 feet to the division line
between Lots 33 & 34 on the aforesaid map;
'!HENCE along said division line North 64 degrees 05 minutes 10 seconds west
166.53 feet to the southeasterly side of Brigantine Drive;
THENCE North 25 degrees 54 minutes 50 seconds east along the southeasterly side
of Brigantine Drive 125.00 feet to the point or place of BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part .in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, tho heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, ex'""pt as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the coSt of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose. .
The word "party" shall be construed as if it read "parties" whenever the sense of this indent"re so requires.
