WITNESSETH, that the party of the first part, in consideration of Ten Dollars and other valuable considerati?n
paid by the party of the second part, does hereby grant and release unto the party of the second part, the he.rs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,

and State of New York, bounded and described as follows:
BEGINNING at a point on the northerly side of Main Bayview Road
distant 303.54 feet east from the corner formed by the intersection
of the said northerly side of Main Bayview Road and the easterly
side of Cedar Lane;
RUNNING THENCE North 25 degrees 31 minutes 50 seconds East, along
land now or formerly of Michaelis, 114.37 feet;
THENCE South 65 degrees 09 minutes 20 seconds East, 97.66 feet to
the land now or formerly of C. Vitale;
THENCE South 24 degrees 52 minutes 20 seconds West, along said
last mentioned land, 116.35 feet to the northerly side of Main
Bayview Road;
THENCE North 63 degrees 59 minutes 30 seconds West, along said
Main Bayview Road, 99 feet to the point or place of BEGINNING.
SUBJECT to an easement of ingress and egress in favor of the
owners of premises adjoining on the north over a strip of 1 and
25 feet in width along the westerly side of the above described
premises.
INTENDED to be the same premises conveyed to the parties of the first
part by deed dated 9/7/77 and recorded 9/15/77 in the Suffolk County
Clerk's Office in Liber 8308, Cpo 306.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have Leen encumucred in any way whatevcr, except as aforesaid.
AND the party oj the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the fust part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement Lefore using an)' part of the total of the same for
any other purpose.
