Fraas; THENCE along said last mentioned land the following two (2) courses and distan- ces; (1) North 55 degrees 17 minutes west 176.14 feet to a monument; (2) North 34 degrees 19 minutes east 154.75 feet to a monument on the southwesterly line of Midfarm Road; THENCE along the southwesterly side of "Mid farm Road" the following two (2) course~ and distances: (1) south- easterly along the arc of a curve bearing to the right having a radius of 100 feet a distance of 48.20 feet to a monument; (2) south 47 degrees 08 minutes 10 seconds east 87.71 feet to a monument and the .extreme northerl end of the arc of a curve connecting the southwesterly line of "Midfarm Road" with the northwesterly line of Calves Neck Road; THENCE southerly along said last mentioned arc of a curve bearing to the right having a radius of 50 feet a distance of 71.43 feet to the monument at the point or place of beginning. SAID PREMISES being presently known as 800 Mid- farm Road, Southold, New York. BEING INTENDED to be the same premises convyed to the grantor herein by deed dated 6/10/76, recorded 6/17/76 in liber 1052 cp 179. Together with all right, title and interest, if any. of the party of the first part in and to any streets and roads abuning the above. described premises to the center lines thereof; Together with the appurtenances and all the estate and rights olthe party of the first part in and to said premises; To Have And To Hold the premises herein granted unto the party of the second part, the heirs or successors and assigns olthe party olthe second part forever, And the party of the first part covenants thatthe party of the first part has not done or suffered anything whereby the said premises have been encumbered in any way whatever, except as aforesaid. And the party of the first part, in compliance with Section 13 olthe Lien Law, covenants thatthe party olthe first part will-receive the consideration forthis conveyance and will hold the rightto receive such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
