Van Tuyl, Engineer and Surveyor and filed in the Office of the Clerk of the County of Suffolk as Map No. 90 and said portion of Lot No. 144 is more particularly bounded and described as follows: BEGINNING at a point on the northerly line of Midway Road where the boundary line between lots 145 and 144 on the aforesaid map intersect the said northerly line of Midway Road; running thence north 48 degrees 44 minutes 10 seconds East 106 . 50 feet to the i ordinary high water mark of Midway Inlet; thence along the ordinary 3 high water mark of midway Inlet in an easterly direction 136. 11 feet; running thence south 21 degrees 14 minutes 40 seconds west 51 . 3 feet to the northerly line of Midway Road; running thence along DISTRICT the northerly line of Midway Road the following two courses and distances: 1) North 70 degrees 43 minutes 50 secoh3s 48 . 46 1000 feet; 2) North 41 degrees 1.5-minutes 50 seconds west 30 . 00 f et to the point of BEGINNING. BLOCK 72 6'"O LOT TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and ,1 roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances 629 and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever. AND the party of the first part covenants that the party of the first part has not done or suffered anything Tj whereby the said premises have been encumbered in any way whatever. except as aforesaid. AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the consideration for this conveyance and will hold the right to receive such consid- eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before using any part of the total of the same for \; any other purpose.
