and testament, and/or by Article I1 of the Estates, Powers and Trusts Law, and in consideration of and pursuant
to the Last Will and Testament of CHARLES S. WITHERSPOON, dated August 6, 1975,
paid by the party of the second part, does hereby grant and
release unto the party of the second part, the distributees or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being imdfm at Horton's Point, near the Village of Southold, in the Town of
Southold, County of Suffolk and State of New York, and being more particularly
bounded and described as follows:
4 t�/` BEGINNING at a pipe set on the northwesterly line of a certain right of
way 20 feet in width, 20.1 feet southwesterly along the northwesterly line of said
20-foot right of way from the southerly corner of land heretofore conveyed by the
party of the first part to Charles S. Witherspoon; running thence along the
,p northwesterly line of said 20-foot right of way, South 20° 09' West 115.0 feet;
thence along other land of the party of the first
part 2 courses as follows:
1) South 76° 42' West 70.09 feet; thence
2) North 8° 15' West 190.0 feet; thence on a line parallel to and 20 feet
TAX MAP southwesterly from the southwesterly line of said land conveyed by the party of
DESIGNATION the first part to Charles S. Witherspoon, South 64° 50' East 150.0 feet to the

in common with other owners over the two above mentioned right of ways lying
adjacent to and abutting the above described premises, and over and upon the
extension of the last mentioned right of way southwesterly about 200 feet to the
northerly boundary of lands of Walter E. Hyatt and thence over the existing roadway
to Sound View Avenue.
TOGETHER WITH a 25 foot right of way across premises now or formerly of Ronald Q.
Lowell and premises now or formerly of Witherspoon, running from the westerly side
of a 50 foot right of way westerly to Long Island Sound. As referred to in Deed
