WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of
New York, known and designated as the westerly part of Lot 144
on a certain map entitled "Subdivision Map of Cedar Beach Park,
situate at Bayview, Town of Southold, New York, " surveyed and
certified by Otto W. Van Tuyl , Engineer and Surveyor, and filed
in the Office of the Clerk of the County of Suffolk as Map No. 90,
and said portion of Lot No. 144 is more particularly bounded and
described as follows:
BEGINNING at a point on the northerly line of Midway Road where
the boundary line between -Lots No. s 145 and 144 on the aforesaid
map intersect the said northerly line of Midway Road; running
thence north 48 degrees 44 minutes 10 seconds east 106 . 50 feet
to the ordinary high water mark of Midway Inlet; thence along the
ordinary high water mark of Midway Inlet in an easterly direction
136 . 11 feet; running thence South 21 degrees 14 minutes 40 seconds
west 51 . 30 feet to the northerly line of Midway Road; running
thence along the northerly line of Midway Road the following two
(2) courses and distances: (1) north 70 degrees 43 minutes 50
seconds west 148 . 46 feet; (2) north 41 degrees 15 minutes 50 seconds

HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
LOT 029.000 the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever. except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to he applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
