THIS INDENTURE, made the

Party of thc first part, and
JOSEPH DeNICOL~, AND R1TA DeNICOI~, his wife, both residing at 3 Valentine Drive,
Albertson, New York 11507
Party of second part,
WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by the part of the
second part, does hereby grant and release unto thc party of the second part, the heirs or successors and assigns of the party of the second
part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being at
Southold, in the Town of Southold, County of Suffolk and State of New York, known and designated
as Lot No. 6 on a certain map entitled "Plan of Lots owned by George H. Wells, situate at Southold,
Suffolk County, New York" filed in Suffolk County Clerk's Office as Map Number 859 on November
28, 1927 said lot being more particularly bounded and described as follows:
COMMENCiNG at a concrete monument set in the southerly line of Wells Avenue at the northeasterly
comer of Lot Number 5 as laid out on said map;
THENCE running North 81 degrees 40 minutes East along said southerly line of Wells Avenue 101.07
feet to a stake;
THENCE running South 16 degrees 40 minutes East 224 feet to the northerly line of Jockey Creek;
THENCE rutming along said northerly line of Jockey Creek to the southeasterly comer of Lot Number
5 as laid out on said map, said last mentioned course along the shore line of Jockey Creek being
indicated by a tie line having a bearing of South 85 degrees 33 minutes West and a length of 102.31
feet;
THENCE running North 16 degrees 40 minutes West along said easterly line of Lot Number 5,
217.0 feet to the southerly line of Wells Avenue at the point or place of BEGINNING.
TOGETHER WITH the right, title and interest of the party of the first part, if any, in and to the beach,
waters and lands under water of Jockey Creek in front of and adjacent to the premises.
BEING AND INTENDED TO BE THE same premises conveyed to the grantor herein by deed dated
January 2, 1969 and recorded in the Office of the Suffolk County Clerk on January 6, 1969 in
Liber 6484 cp. 167.
TOGETHER with all right, title and interest, if any, &the party &the first part in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the first
part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
success~'r~'dhd ~sSigns of the party of thc sec?mi graft forever.
AND the ,~,At~ y` of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises have
been enct~n~l~)'~d in any way whatever, except a~ aforesaid.
AND the party &the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive the
consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost &the improvement and will apply the same first to the payment &the cost of the improvement before using any part of
the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed the day and year first above written.
