BEGINNING at a point on the southerly side of Shepard Drive
distant 302. 63 feet westerly as measured along the southerly side
of Shepard Drive from the corner formed by the intersection of

RUNNING THENCE South 17 degrees 00 minutes 30 seconds West of
the westerly side of lot 47 a distance of 120 feet to the

RUNNING THENCE North 72 degrees 59 minutes 30 seconds West
along the northerly side of lots 50 and 51 a distance of 170 feet
to the easterly side of Lot 45;
RUNNING THENCE North 17 degrees 00 minutes 30 seconds along the
easterly side of lot 45 a distance of 120 feet to the southerly
side of Shepard Drive;
RUNNING THENCE South 72 degrees 59 minutes 30 seconds East
along the southerly side of Shepard Drive 170 feet to the point
or place of BEGINNING. BEING AND INTENDED TO BE the same premises conveyed
to Robert & Cheryl Grattan by deed dated 6/4/73 filed with the Suffolk County
Clerk's Office on 6/7/73 in Liber 7414 at Page X86,*
SAID PREMISES also being known as 450 Shepard Drive, Southold, New York
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
