WITNESSETH, that the party of t1l first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:
BEGINNING at the point where the southwesterly line of a 30 foot private
road intersects the northwesterly line of Sound View Avenue;
FROM SAID POINT RUNNING THENCE along said northwesterly line of Sound View
Avenue two courses as follows:
DISTRICT I . South 42 degrees 14 minutes 10 seconds West 25.63 feet to a monument
1000 2. Southwesterly on a curve tothe right, having a radius of 565.45 feet

SECTION THENCE along land now or formerly of Milne, North 54 degrees 25 minutes

40 degrees 11 minutes 30 seconds East, 160.74 feet to the point or place of

BEING AND INTENDED TO BE the same premises as conveyed to the party of
the first part by deed dated October 3, 1983, and recorded in the Suffolk
3 County Clerk's Office on October 25, 1983, in Liber 9448 Page 47.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successor, and assigns of

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said re have been encumbered in any way whatever, except as aforesaid.
