The right of way to Richmond Creek shall be for the exclusive use of Lots 1, 2, 3 and 4, their guests and invitees. If. Lot #4 is further subdivided, only one of the subdivided lots shall be given the right of way to Richmond Creek. The party of the first part reserves the right to dedicate a road within the 50' right of way along Lot 114 to the Town of Southold. The party of the first part reserves the right to reduce the 50' right of way as it runs from the northerly boundary of Lot #3 to Richmond liCreek to a 25' right of way as described in Schedule B attached hereto, subject to the approval of the Southold Town Planning Board. (I The right of way to Richmond Creek set forth above shall include the right to construct a dock in common with others who use said right of way.
