ALL that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Peconic, in
the Town of Southold, County of Suffolk and State of New York, bounded

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration A I trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture So requires.

RIDER ANNEXED TO DEED DATED MARCH 19, 1985
MADE BY HERBERT CASSIDY, as Grantor to
GERALD M. DOROSKI , as Grantee
and described as follows:
Northerly by land now or formerly of Josiah C. Case and Ency C.
Davison;
Westerly by land now or formerly of Josiah C. Case and Ency C. Davison;
again northerly by land late of James Overton, deceased;
Easterly by land late of Charles E. Case;
Southerly by land late of William A. Haynes, deceased, and
Westerly partly by land late of William A. Haynes, deceased and
partly by land late of Charles Haynes, deceased.
Excepting so much of the above described premises as was conveyed to
1. Edwin A. Smith by deed recorded in Liber 6505 cp 566 .
TOGETHER with ingress and egress over Right of Way leading thereto
from the public highway, through or across lands of Gerald R. Case
and Kenneth D. Case.
BEING AND INTENDED to be the same premises conveyed to the party of
the first part by deed dated June 5, 1973 made by Angelo G. Petrucci
Co. Inc. , Angelo G. Petrucci and Georgette Petrucci , his wife, and
recorded in the Office of the Clerk of the County of Suffolk on June 11 ,
1973 in Liber 7415 of Conveyances at Page 567 .
TOGETHEP, with a right of way leading thereto from the Public Highway through or across
the land of William A. Haynes or elesewhere, which the said party of the first part
and his grantors have heretofore held, used and enjoyed to the said lands and premises
hereby conveyed, and together with any other rights of way to the said premises from the
Public Highway and subject to existing rights of way over said premises, if any, shown
in prior conveyances.
TOGETHER with any and all rights of way leading thereto from the Public Highway through
or across the lands of Gerald L. Case and Kenneth D. Case, which the party of the first
part and his grantors have heretofore held, used and enjoyed to the said land and
premises hereby conveyed, and together with any other rights of way, if any, from said
premises to the Public Highway, and subject to existing rights of way, if any, over said
premises as shown in prior conveyances.
TOGETHER also with a right of way, if any, leading from the Southeast corner of the
former Jessie Thomas parcel to North Road. The use of said right of way by the seller
never having been questioned for over twenty (20) years.
