ALL that certain plot, piece or parcel of land, with the buildings and improvement, thereon erected, situate,

more particularly bounded and described as follows:
BEGINNING at a point on the southeasterly line of a 50 foot private road,
hereinafter described at the northeasterly corner of land conveyed by Nelson ; .
Robinson, Trustee to Alfon A. Wolz; running THENCE along said southeasterly
line of said 50 foot right of way North 52 degrees 22 minutes 50 seconds East,
a distance of 125 feet; THENCE along other lands of Nelson S. Robinson, Trustee,
South 43 degrees 47 minutes 30 seconds East, a distance of 250.27 feet more o-c
less to ordinary high water mark of Peconic Bay; THENCE Southwesterly along
said high water mark 125 feet more or less to said land conveyed to Wolz;
THENCE along said land North 43 degrees 38 minutes 20 seconds West a distance
of 266.61 feet more or less to the point or place of BEGINNING.
TOGETHER with a non-exclusive right of way over said 50 foot private road from
the northerly corner of the premises hereinabove described in a general
southwesterly or southerly direction about 1575 feet to the northerly end of
Paradise Point Road.
Being and intended to be the same premises conveyed by Stella Scalia to
Robert J. Scalia and Marie E. Scalia, his wife, by deed dated March 29, 1976,
and recorded in the Suffolk County Clerk's office on April 8, 1976 in
Liber 8015 page 17.
SUBJECT to an existing first mortgage held by Southold Savings Bank,
presently reduced to $27,000. plus accrued interest thereon.
SUBJECT to a mortgage held by Stella Scalia in the amount of $22,750.
