ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the Town of Southold, County of Suffolk, State of
New York, bounded and described as follows:
BEGINNING at a point on the southerly side of Soundview
Avenue at its intersection with the southerly. side of land now
or formerly of Macchiarolli;
RUNNING THENCE the following two courses and distances
along the land now or formerly of Macchiarolli;
feet= (1 ) South 47 degrees 56 minutes 10 seconds East, 200. 84
feet; (2) South 42 degrees 51 minutes 50 seconds East, 100
RUNNING THENCE South 47 degrees 08 minutes 10 seconds
West, 30 feet, more or less, to a point on Lot No. 1 as shown
on a certain minor ' subdivision of Rene Gendron;
RUNNING THENCE along the northerly side of said Lot No. 1 in a
northwesterly direction the following two courses and distance:
(1) North 42 degrees 51 minutes 50 seconds West;
(2 ) North 47 degrees 56 minutes 10 seconds West,
approximately 300 feet to Soundview Avenue;
RUNNING THENCE along Soundview Avenue North 36 degrees 52
minutes 10 seconds East, 30 feet to the point or place of
BEGINNING.
This easement is conditioned upon the party of the second
part, their heirs, successors or assigns, paying one-quarter
(1/4 ) of the maintenance cost of a certain road known as
Rene's Drive of which the aforementioned easement is part of.
This is a covenant running with the land.
If the party of the second part, its heirs, successors or
assigns, fail to contribute the one-quarter (1/4 ) maintenance
Jfl charges for the said road, then in that event, the easement
shall automatically be extinguished. The party of the second

to it.
