This easement is conditioned upon the party of the second part, their heirs, successors or assigns, paying one-quarter (1/4 ) of the maintenance cost of a certain road known as Rene's Drive of which the aforementioned easement is part of. This is a covenant running with the land. If the party of the second part, its heirs, successors or assigns, fail to contribute the one-quarter (1/4 ) maintenance Jfl charges for the said road, then in that event, the easement shall automatically be extinguished.
