MOLES and LbRRAINE MOLES, his wife, both residing at 57-14 - 164th Street, Flushing, New York, as to a one-half (h) undivided interest, parry of the second part, WITNESSETH, that the parry of the first pare, in consideration of Ten Dollars and other valuable consideration paid by the parry of the second part, does hereby grant and release unto the parry of the second part, the heirs or successors and assigns of the parry of the second part forever, ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Southold, County of Suffolk and State of New York, bounded and described as follows: Ja��a a� BEGINNING at a point on the southerly side of Leeton Drive, distant 450 feet westerly from the corner formed by the intersection of the westerly side of Kenney' s Road with the southerly side 'of Leeton Drive, measured on a course bearing South 45 degrees 35 minutes �2( 30 seconds West from the westerly side of Kenney's Road; thence ) running South 40 degrees 53 minutes and 00 seconds East, 200.38 feet; thence South 45 degrees 35 minutes 30 seconds West, 84.60 feet; thence North 44 degrees 24 minutes 30 seconds West, 200 feet 0l, to the southerly side of Leeton Drive; and thence North 45 degrees Ij'.1 35 minutes 30 seconds East, 96 .92 feet along the southerly side of Lis Leeton Drive to the point or place of BEGINNING. BEING the same premises conveyed to the parties of the first part herein by Deed dated July 25th, 1975 and recorded in the Suffolk County Clerk's Office on November 3rd, 1975 in Liber 7936 page 256 . AND the party of the first part, in compliance with Section 13 of the-Lien Law, covenants that the parry of the first part will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for thepurposeof paying the cost of the improvement and will apply the same fust to the payment of the cost of the improvement before using any part of the total of the same for any ofher purpose.
