successors and assigns of the parry of the second put forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Peconic, in the Town of outhhold, Suffolk County,
New York, being bound as follows:
BEGINNING at a point on the southerly side of Wells Road distant
3,875.08 feet southerly and westerly when measured along the easterly and
southerly side of Wells Road , from the corner formed by the intersection
of the easterly side of Wells Road, with the southerly side of Main Road;
RUNNING THENCE due South and along land now or formerly of Groben
170.00 feet to the ordinary high water mark of Richmond Creek;
THENCE westerly along said ordinary high water mark of Richmond Creek
on a tie line course and distance of North 65 degrees 27 minutes 50
seconds West 314.87 feet to other land now or formerly of G.H. Wells
Estate;
THENCE North 30 degrees 14 minutes 30 seconds East along last
mentioned land 160.00 feet to the southerly side of Wells Road;
THENCE easterly along the southerly side of Wells Road, the following
(2) courses and distances:
1. South 59 degrees 45 minutes 30 seconds East 132.87 feet to a point
of curve;
2. Along the arc of a curve bearing to the left having a radius of
256.60 feet a distance of 97.13 feet to the point or place of BEGINNING.
BEING AND INTENDED to be the same premises conveyed to the parties of
the first part by deed dated July 19, 1972, and recorded in the Office of
the Suffolk County Clerk on July 24, 1972 at Liber 7203 page 438.
TOGETHER with all right, title and interest, if any, of the parry of the first part in and to any streets and
roads abutting the above described premises to the anter litres thereof; TOGETHER with the appurtenances and
all the estate and rights of the parry of the fust put in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of the
second part forever.
AND the parry of the first put covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered in any way whatever,except as aforesaid.
AND the parry of the first parr, in compliance with Section 13 of the Lien Law, covenants that the parry of the first
put will receive the consideration for this conveyance and will hold the right to receive such consideration as a
