'. WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

OOALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at Peconic, in the Town of Southold, County of Suffolk

said point being where the westerly line of premises of G. Olsen
VI (o-00(7 intersects the said northerly side of Indian Neck Road, said
point also being the southeast corner of premises about to be
described and from said point of beginning:
RUNNING thence South 74 degrees 27 minutes 20 seconds West along
the northerly side of Indian Neck Road 241. 70 feet to land of
Lawther;
RUNNING thence North 3 degrees 48 minutes 3U seconds East along
the easterly line of land of Lawther 346 . 71 feet to the souther-
ly side of a 20 foot right of way;
RUNNING thence along the southerly line of the 20 foot right of
way the following two courses and distances:
1. North 81 degrees 10 seconds East 129 . 80 feet;
2 . South 80 degrees 45 minutes 30 seconds East 101. 86
feet to land of G. Olsen;
RUNNING thence South 3 degrees 48 minutes 30 seconds West along
the westerly line of land of G. Olsen, 285. 40 feet to the north-
erly side of Indian Neck Road, the point or place of BEGINNING.
Being the same property as set forth in the deed to Thomas F.
Donovan and Elizabeth A. Donovan dated April 22, 1986 and re-
corded in the County Clerk' s Office of Suffolk County on May 2 ,
1986 in Liber 10029, Page 254 •
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGET14ER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or sutfered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, cuvcnants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture 50 requires.
