Southold, New York, 11971, as to an undivided 10% interest, as ten-

paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs

088.00 ALL that certain plot, piece or parcel of land, situate, lying and being at Bayview,
Town of Southold, County of Suffolk and State of New York, known and
BLOCK designated as and by Lot No. 67 on a certain map entitled, "Map of

and filed in the Office of the Clerk of the County of Suffolk on
LOT December 29, 1958 as Map # 2901 .
048.000 TOGETHER with an easement for ingress and egress over and upon
Watersedge Way, Longview Lane, Pleasant Place and Rambler Road for
their entire distance as shown and laid out, 50 feet wide through-
out, on said above-mentioned filed map.
TOGETHER with the right to use in common with other lot owners the
area known as Lot No. 8 and the area adjoining next southerly there-
to to the extent of 80 feet, more or less, being the northerly 80
feet of the parcel designated on said filed map as "Community Park
and Beach (residents only) ."
TOGETHER with the right to use in common with other lot owners
(said right being only for the benefit of the above-described prem-
ises) for bathing and recreational purposes, the southerly 300 feet,
more or less, of the parcel designated on the above-mentioned filed
map as "Community Park and Beach (residents only) ."
SUBJECT TO the rules, regulations and charges which may be adopted
from time to time by the Terry Waters Property Owners Association,
Inc. (for care, maintenance and repair of roads, basins, canals and
"Community Park and Beach") .
BEING AND INTENDED TO BE the premises conveyed to the party of the
first part by deed dated November 15, 1983 and recorded in the
Office of the Clerk of the County of Suffolk on November 250 1983
at Liber 9464 pages 549-550 .
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
1 the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
(� the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indentpre so requires.
