BEGINNING AT a point on the northwesterly side of Middle Road ( C.R. 48), distant 315.33 feet northeasterly
as measured along the northwesterly side of Middle Road from the southeasterly comer of land now or
formerly of'Cutchogue Associates;
RUNNING THENCE North 29 degrees 12 minutes West, 315.78 feet to a point;
THENCE North 68 degrees 48 minutes East 394.76 feet to land now or formerly of Diiler and others;
THENCE Southerly along the last mentioned land the following two (2) courses and distances:
1. South 45 degrees 45 minutes 30 seconds East 70.00 feet to a point;
2. South 34 degrees 22 minutes 30 seconds East, 91.75 feet to land conveyed to Mead by deed in Liber

THENCE South (o~ degrees 11 minutes West along the last mentioned land and along land now or formerly of
Charles Simon Estate, 196.21 feet to a point;
THENCE South 26 degrees 28 minutes 20 seconds West 211.45 feet to the northwesterly side of Middle
Road;
THENCE southwesterly along the northwesterly side of Middle Road the following two (2) courses and
distances:
1. South 68 degrees 11 minutes 00 seconds West 200 feet to a point;
2. South 69 degrees 17 minutes 50 seconds West, 20.22 feet to the point or place of BEGINNING.
TOGETHER with all right, title and interest, if any, of'the party of the first part, in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances, and
also all the estate which the said decedent had at the time of decedent's death in said premises, and also the
estate therein, which the party of the first part has or has power to convey or dispose of, whether individually,
or by virtue of said will or othe~vise; TO HAVE AND TO HOLD the premises herein granted unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
