The premises are sold subject to the provisions of the declaration recorded by the
party of the first part on September 8, 1958, in Suffolk County Clerk's Office in
Liber 4508 of Deeds page 380.
EXCEPTING AND RESERVING to the party of the first part the right to grant easements
for public utilities over the streets shown on the aforementioned Map #2901. EX
CEPTED AND RESERVING also to the party of the first part the right to dedicate any
or all of the streets shown on said Map as Public Highways.
Together with a right of way for ingress and egress in common with others, and only
for the benefit of the premises above conveyed, over the streets shown on said Map
#2901; but Seller RESERVES the right to reasonably alter the location of said streets,
except insofar as they touch said Lot #28.
Together with a right to use in common with others, and only for the benefit of the
premises herein conveyed, for bathing and recreation of a parcel of land bounded and
described as follows: commencing at the northwest corner thereof, at a point in the
southerly side of Watersedge Way (a private roadway on premises of Seller) that is
distant the following two courses and distances from a monument set at the inter-
section of the southerly line of Main Bayview Road with the easterly line of land of
William Wells:
1. South 38°06'30" West 1800.43 feet to a pipe,
2. South 66°22'10" East 680. feet to the point
of beginning, and running thence South 66°22'10" East along the southerly side
of Watersedge Way, 59.02 feet, thence running still along Watersedge Way and
Rambler Road, on a curve to the left having a radius of 70. feet a distance of
103.09 feet; thence running North 29°15' East along the easterly line of Rambler
Road 39.31 feet, thence running South 60°45' East along other lands of Seller a
distance of 135. feet to apoint, thence running South 28°52'20" West a distance
of 300. feet more or less to ordinary high water mark of Peconic Bay; thence
running northwesterly along ordinary high water mark of Peconic Bay a distance
of about 240. feet to a point in a line that runs South 23°37'50" West from the
point of beginning, and running thence North 23°37'50" East a distance of 210. feet
more or less to the point or place of beginning.
Together with a right of way for ingress and egress in common with others and
only for the benefit of the premises herein conveyed over a 50 foot strip of land
extending from the recreation area above described to Main Bayview Road; said strip
of land to be in such location as reasonably designated by Seller.
Being and intended to be the same premises conveyed by deed dated Augost--13 -1959
from Helen G. Cochran to Charles Corovessis and Blanche Corovessis, his wife,
and recorded in the Suffolk County Clerk's Office at Liber 4681 pg. 359.
Decedent was a 50% owner as tenant in common with Charles Corovessis of the within
premises. Decedents share, in accordance with Pawpyh THIRD of her Last Will
and Testament, passes to her four sons in equal shar ' l", raereinafter owning
