EXCEPTING AND RESERVING to the party of the first part the right to grant easements for public utilities over the streets shown on the aforementioned Map #2901. EX CEPTED AND RESERVING also to the party of the first part the right to dedicate any or all of the streets shown on said Map as Public Highways. Together with a right of way for ingress and egress in common with others, and only for the benefit of the premises above conveyed, over the streets shown on said Map #2901; but Seller RESERVES the right to reasonably alter the location of said streets, except insofar as they touch said Lot #28.
