2901, said lot being more particularly bounded and described as follows:
BEGINNING at a point on the northwesterly side of Longview Lane where the same is
intersected by the southeasterly end of a curve which said curve connects the southwesterly
side of Bayview Road (Main Road) with the northwesterly side of Longview Lane;
RUNNING THENCE from said point or place of beginning along the northwesterly side of
Longview Lane the following 2 courses and distances:
1. South 21 degrees 59 minutes 30 seconds West 122.42 fee.t;
2. South 38 degrees 06 minutes 30 seconds West 45.0 feet to the division
line between Lots 1 and 2;
RUNNING THENCE along said division line, North 51 degrees 53 minutes 30 seconds West
150.0 feet to the division line between Lot 1 and Lot 38 on Map of Bay Haven at Southold
(map no. 2910);
RUNNING THENCE along said division line, North :38 degrees 06 minutes 30 seconds East
150.45 feet to the southwesterly side of Bayview Road (Main Road);
RUNNING THENCE along the southwesterly side of Bayview Road, South 68 degrees 00
minutes $0 seconds East 94.84 feet to the northeasterly end of the curve first above
mentioned and;
THENCE along said curve bearing to the right a distance of 31.42 feet to the noRhwesterly
side of Longview Lane, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed in deed recorded in Liber
8598 page 257.
TOC~THER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenances, and also all the estate which the said decedent lind at the time of
decedent's death in said premises, and also the estate therein, which the party of the first part has or has power
to convey or dispose of, whether individually, or by virtue of said will or otherwise,
TO HAVE ~ TO HOLD the premises herein granted unto the party of the second part, the distributees
or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered~ anything
whereby the said premises have been incmnbered in any way whatever, except as af6resaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of the improvement before using any part of the total of the same for any
other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
