WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the Town of Southold, County of Suffolk and State of New York, bounded'and described as follows:
SEE SCHEDULE "A" ANNEXED HERETO.
BEING AND INTENDED TO BE the same premises described in the deed of the parties of thc first part herein by deed
from RAY ALEXIADHES, dated 4/24/76, recorded in the Suffolk County Clerk's Office on 4/28/76, in Liber 8024, Page
57.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

County of Suffolk and State of New York, bounded and described as follows:
BEGINNING at a monument on the northerly line of Sound View Avenue where the same is intersected by the
southwest corner of lands now or formerly of Vihold Corp., and the southeasterly corner of lands about to be
described;
RUNNING THENCE north 70 degrees 33 minutes 20 seconds west 103.08 feet along the northerly side of
Sound View Avenue to a monument and lands now or formerly of Rupp;
RUNNING THENCE north 03 degrees 50 minutes 50 seconds east along last mentioned lands 283.61 feet to
the mean high water mark of Long Island Sound;
RUNNING THENCE easterly on a tie line bearing south 70 degrees 24 minutes 1.0 seconds east along the mean
high water mark of Long Island Sound a tie line distance of ~.08.41 feet to a point and lands now or formedy
of Vihold Corp.;
RUNNING THENCE south 04 degrees 52 minutes 30 seconds west 281.95 feet along last mentioned lands to
the northerly side of Sound View Avenue at the point or place of BEGINNING.
